Terms and Conditions

A deposit of 20% is required to confirm your booking, with the remainder due one month prior to your intended stay.


These terms and conditions govern all bookings made between the Guest and Island Time Villas Ltd (“Island Time”). The term “Guest” includes the person with whom the booking is confirmed and all people staying with them at Island Time, including any person invited to the property by the guest or those staying with the guest.


Cancellations more than 45 days prior to the commencement of the booking will be charged an administration fee of $50 plus any bank-incurred charges. Cancellations 30-45 days prior to the commencement of the booking will forfeit the deposit. Cancellations 30 days or less prior to the commencement of the booking will be liable for full payment, less any days resold.

Cancellations made at any time, to bookings for stays during the NZ school holidays, including two weeks pre and post these dates will forfeit the deposit paid. The deposit may be transerred to another booking within 12 months of the original dates at the discretion of Island Time.

All cancellations must be received in writing. Island Time recommends that guests take out comprehensive travel insurance to cover you in the event of an unforeseen cancellation, once your booking has been confirmed.

Arrival and Departure Times:

Normal check-in time is 2pm on the day of arrival. To access the villa from 7am-midday an early check-in may be booked at a cost of $125.

Normal check-out time is 10am on the day of departure. For extended use of the villa from 10am to 3pm an additional fee of $125 is payable.

Early check-in and late check-out are subject to availability. Access prior to 7am and after 3pm require the payment of an additional night’s rate.

Services and Amenities:

The use of amenities and extra facilities provided by Island Time Villas Ltd such as kayaks, swimming pools etc are entirely at the guests’ risk. Island Time Villas Limited accepts no responsibility for any injury to the guests or loss of their belongings as a result of using such amenities.

Responsibilities of the Guest:

The facilities and amenities of Island Time Villas are reserved for the exclusive use of those with a confirmed booking staying on the premises. If both villas have been booked by one group, exceptions to this rule may be granted but prior approval is required.

Guests are asked to be considerate of others staying on the property. There are to be no parties or large gatherings held on the property.

A $250 refundable bond to cover breakages and additional cleaning may be requested of groups occupying both villas.


Guests are legally responsible for the cost of any repairs or replacement of items or property broken or damaged by them in the villas or on the property. The cost of repair or replacement will be payable to Island Time Villas Ltd. Breakages/damage are to be reported prior to departure.


Should events arise beyond the control of Island Time and render the villas uninhabitable (ie. flood, fire, cyclone etc) then Island Time may be forced to cancel the accommodation booking. However, should such circumstances arise, Island Time will refund in full, all monies paid in respect of the booking. The guest will have no further claim against Island Time Villas Ltd.
